Where is Freedom Village
at Brandywine? |

Freedom Village is located in scenic
western Chester County, 10 miles west of Exton just off
the Route 30 Bypass. We are 15 minutes from the Pennsylvania
Turnpike’s Downingtown exit. We are conveniently
located minutes from Valley Forge/King of Prussia to
the east and Lancaster to our west. It is an hour’s
drive to Philadelphia – or just 5 minutes to the
Thorndale Train Station where you can hop on SEPTA’s
R-5 regional rail to center city.

What is a Continuing Care Retirement
Community (CCRC)? |

A CCRC is a housing community that
provides different levels of care based on what each
resident needs over time. This is sometimes called "life
care" and can range from independent living in an
apartment to personal care to full-time care in a nursing
home. Residents move from one setting to another based
on their needs but continue to live as part of the community.

What residential options are offered
at Freedom Village? |

Freedom Village offers condominium
ownership through a life estate deed. There are two different
styles of condominium buildings:
For ultimate convenience, residents
can choose to live in The Village, a five-story building
containing 292 studio, one-bedroom and two-bedroom
condominiums with all amenities under one roof. These
homes range in size from 565 to 2,207 square feet.
The Village also houses all of the community’s
dining, recreation and entertainment venues.
Residents with a preference for gardening
or their own garage might choose to live in The Terrace
Homes, a separate enclave of two buildings each containing
14 condominiums. Each Terrace Home condominium has two
bedrooms and range in size from 1,558 to 1,775 square
feet.

What happens to my entrance fee
at Freedom Village? |
| A. |
There is a choice of Lifecare Plans
at Freedom Village, and your choice between these plans
determines the type of refund you or your estate will
receive, as well as the costs for your future care if
you should ever need Personal Care, Dementia Care or
Skilled Nursing.
With the Traditional Plan, your entrance
fee depreciates, so the amount of your refund, if any, depends on the length of time you are living
at Freedom Village.
The alternative contract, called The
Partner Plan, is usually selected by residents who already
have long term care insurance because the cost of any
future health care is your responsibility (i.e. “fee
for service”). Partners residents receive a refund
equal to 100% of the original entrance fee plus 50% of
the appreciation in your condominium’s value.

insurance play in paying for my move to Freedom Village? |

The Partner’s Plan at Freedom
Village is well suited to people who carry long term
care insurance because it can be utilized if higher levels
of health care (personal care, dementia care, skilled
nursing) are ever needed. Long term care insurance policies
vary based on the plan, so consult your policy.

How much money do I need to financially
qualify for a condominium at Freedom Village? |

Applicants are individually qualified
based upon age, assets and income. Applicants generally
need assets equal to or greater than 3x the amount of
the purchase price and/or income equal or greater than
2x the monthly fee.

What does the monthly fee include
at Freedom Village? |
| A. |
Your monthly fee covers impeccable
services and amenities including: meals, housekeeping,
real estate taxes, water, electricity, heating and air
conditioning, cable, a full calendar of events and activities,
regularly scheduled transportation, personal transportation
in a defined area, plus round-the-clock security within
our building and on our campus. Freedom Village also
keeps you connected to family and friends with the latest
technology, including WiFi service and computer connections.

How often are the monthly fees
increased at Freedom Village? |

The monthly fees are generally increased
annually in retirement communities. Freedom Village is
unique in that the monthly fees are guaranteed not to
increase more than 2% above the Consumer Price Index
(CPI). Residents must receive a 60-day notice prior to
this annual increase.

What is the second person fee? |

Fees for retirement communities are
calculated to cover the cost of future care and services
to all residents based upon actuarial studies of similar
populations. The second person fee is charged to cover
the higher projected cost of providing future care and
services to two persons residing in a condominium.

residency for life regardless of physical or financial
